Job Summary

Responsible for engineering and project delivery services operations with the objectives of safely, efficiently, and effectively operating machinery and systems in a cost-effective manner. Meet the client’s needs, and a commitment to achieving the goal of 100% uptime throughout the facility operations team. Responsible for protecting and improving the value of the client’s assets and ensuring that building engineering systems continue to perform their intended function. This role requires a highly skilled project management, mechanical/electrical engineering, asset reliability engineering, maintenance excellence, MRO, regulatory and statutory regulatory compliance background with a proven track record of working on Life Science regulated environment.

Essential Duties:

Customer Relationships (Client)

Proactively develop and manage positive client partnership through due diligence and concise communications and ensuring that expected service levels are achieved.

Develop strong partnership with client through trust, actions and results.

Comply with all GMP and Non-GMP requirements of the Client contract and meet or exceed Key Performance Indicators.

Deliver an exceptional quality of service to the client, as reflected by client feedback.

Leadership/Staff Management (People)

Actively support a proactive environment of teamwork, co-operation, performance excellence and personal success.

Act as an ambassador for JLL by behaving consistently with cultural and ethical requirements and participating in company activities.

Develop the team’s existing skills and add new competencies to enhance service and drive opportunities for more self-performance.

Participate in the individual performance management program, and personal development planning process.

Support development of succession planning program for JLL site facilities leadership roles, including, but not limited to on-boarding, employee exiting, and new employees.

Drive and promote safety culture within portfolio including client, subcontractors, suppliers and visitors.

Service Delivery (Growth)

Primary responsibility is to manage critical engineering services and disciplines such as project delivery services (PDS), reliability engineering programs (PdM, CBM, PMO, FMECA, FRACAS, etc.), maintenance planning & scheduling operations, engineering documentation management (CAD operations), computerized maintenance management system (CMMS) and MRO processes to ensure flawless facilities operations and building systems are maintained to an industry reliably and efficient state in a GxP environment by ensuring all service activities and documentation is complaint with good documentation practices (GDP), quality compliance requirements, and applicable standard operating procedures.

Liaise with the EHS team and assist with any technical issues arising from an incident, near miss, good catch, investigation or other circumstances which require an engineering subject matter expert.

Accountable for facilities project management activities in the areas of electrical, mechanical, HVAC, process, automation, fire life safety and other disciplines regarding to site renovation, grey area projects (GAP), move/add/change activities (MAC), and facilities capital projects portfolio of the client account.

Accountable for reliability engineering evaluation with system owners of existing preventive maintenance scheduling intervals and work to maintain, update and improve the operational efficiency of the CMMS system.

Accountable for analyzing equipment downtime ramification and develops in alignment with System Owners RCA and CAPA in the event of equipment failure.

Accountable for the accuracy and timely updates to all system and tools that’s support facilities operations, such as SAP Plant Maintenance, Documentation Management System, Master Data, Drawings Systems, Share Point, Quality Compliance Tracker, etc.

Maintain up-to-date engineering documentation and addendums in line with all applicable client, company and regulatory requirements.

Establish relationships with Site Leads, Area and Regional FM managers, business partners such as EHS leads, Finance, Procurement, CoE to establish trust and credibility in the delivery of IFM services.

Successful financial performance of project management, engineering services and capital expenses and operating budgets of the client account while summarizing and forecasting or unforeseen expenditures throughout the year.

Provide input and support to strategic planning initiatives and work with Senior Facility Management to identify portfolio and saving reduction opportunities.

Identify opportunities for improved engineering services and project management to drive efficiencies (process and cost) and make recommendations to the Senior Facility Manager for consideration.

Accountable to reduce expenses by managing down associated operating costs by establishing right maintenance program approach while sustaining uptime integrity, effective application of resources and minimizing agreeable risk.

Provide engineering and technical expertise, as well, mechanical/electrical SMEs support to ensure all properties are operated, maintained and tested in accordance with local, state, and national requirements along with those required by the client.

Follow all company mandated change-control procedures as they relate to GxP and EH&S requirements.

Developing, implementing and maintaining JLLs practices across all engineering disciplines to meet client and authority having jurisdiction (AHJ) compliance requirements.

Lead the development and completion of JLL Operational Compliance Program (OCP), and any other JLL corporate programs, as required.

Support Business Continuity Planning. Report and align with client, plus drive mitigation as required.

Qualifications:

BA/BS in Engineering, related discipline or equivalent facilities experience and training.

Have a minimum of seven (7 ) years of technical experience in all aspects of building engineering with a strong background in technical aspects of utilities, reliability, HVAC, electrical, repair and maintenance and overall system design and applications.

Have a minimum of five (5 ) years of experience in Pharma, Biotech or similar life science sector that are governed in GMP regulations, systems and processes.

Business acumen including financial planning and analysis must be able to manage within budget and time constraints.

Demonstrated leadership skills in managing people and customers. Strong oral and written communication, negotiation and analytical skills.

Strategic thinker and planner. Ability to develop and create alternative ways to move the organization forward.

Excellent interpersonal, communication, negotiation and presentation ability.

Superior customer service, relationship building and follow up skills.

Strong organizational and prioritization skills.

Advanced computer and office software skills.
